Designed as an integrated hospitality-led masterplan, the development establishes a collection of distinctive precincts that each offer their own character while contributing to a cohesive destination capable of attracting visitors, investors and residents from around the world.

The masterplan draws inspiration from this rich maritime heritage while responding to the diverse landscapes that define the site today.

Different parts of the site naturally lend themselves to different experiences. Sheltered western beaches provide the ideal setting for luxury resorts and wellness retreats, while the more energetic eastern coastline creates opportunities for surfing, recreation and public waterfront experiences. Between them, protected ecological corridors preserve biodiversity while connecting districts across the development.

A layered hospitality experience

Hospitality forms the backbone of the masterplan, offering accommodation that caters to a diverse range of travellers while maintaining a consistently high-quality experience.

Along the tranquil shoreline, luxury five-star resorts create an exclusive retreat where guests experience uninterrupted beachfront views, private beaches and resort-style amenities. Boutique hotels positioned around the historic lighthouse provide more intimate hospitality experiences, complemented by beach clubs and waterfront dining.

Elsewhere across the development, family resorts, eco-resorts, serviced apartments and boutique hotels offer accommodation suited to different visitor profiles while maintaining strong connections to nature and the surrounding landscape.

Diverse residential communities

The masterplan introduces a collection of residential neighbourhoods that embrace different lifestyles while remaining connected through an integrated landscape strategy.

Sanctuary Villas overlook protected nature reserves, allowing residents to experience tropical living immersed within native vegetation. Lagoon Villas extend over the freshwater lagoon, offering uninterrupted views across wetlands rich in wildlife and biodiversity. Exclusive VIP Beach Villas are discreetly positioned between rocky outcrops and natural planting to maximise privacy while maintaining direct beach access.

Coral Point Apartments create a vibrant beachfront community overlooking the ocean, while townhouses provide a more accessible residential offering surrounded by landscaped green corridors.

An island neighbourhood, created through the introduction of a new marina, offers an exclusive waterfront residential community alongside a luxury island resort, establishing one of the development’s most distinctive addresses.

Across every residential typology, architecture is carefully positioned to maximise views and preserve ecological systems.

A destination shaped by four guiding principles

The masterplan is founded on four key principles that guide every aspect of the development:

  • Creating a global fashion destination that combines education, creativity, retail and international events.
  • Rejuvenating the natural environment by protecting ecosystems and integrating biodiversity throughout the development.
  • Delivering a tranquil luxury resort experience inspired by the site’s exceptional coastal setting.
  • Responding to the historic character of the region, celebrating the maritime heritage and cultural identity of Koddiyar Bay.
