Contemporary Beachfront Living Inspired by Cambodia's Coastline

Nestled along the pristine coastline of Kampot, Cambodia, these contemporary villas celebrate the simplicity of tropical living, where expansive architecture, lush landscapes and uninterrupted sea views come together to create an effortless coastal retreat. Designed as part of a wider residential masterplan, the development introduces three distinct villa typologies; King, Queen and Prince, each carefully crafted to maximise ocean views, celebrate indoor-outdoor living and create an elevated lifestyle rooted in place.

The design takes inspiration from Cambodia’s coastal landscape, climate and architectural heritage. Modern geometric forms are softened through regional influences, including contemporary interpretations of traditional hip roofs, generous overhangs, natural materials and lush tropical planting.

Design Vision

The design celebrates Kampot’s coastal setting, with every villa carefully positioned to maximise views of the Gulf of Thailand. Expansive glazing, generous terraces and tropical landscaping blur the boundaries between inside and out, while open, light-filled interiors create a calm and contemporary environment defined by space, comfort and understated luxury.

Architecture

The architectural language combines crisp contemporary geometry with materials and forms that respond to the Cambodian climate.

Strong horizontal rooflines provide shade while framing panoramic views across the landscape. Natural stone, timber finishes and warm earth-toned materials establish a timeless palette that sits comfortably within the tropical setting. Wide roof overhangs reduce solar gain while creating deep sheltered terraces that encourage outdoor living throughout the year.

Indoor-Outdoor Living

Formal entertaining rooms transition effortlessly into family living areas before opening onto expansive terraces, private pools and landscaped gardens. Outdoor dining pavilions, barbecue areas, yoga decks, sunken lounges and wellness spaces create multiple destinations across each property, transforming the home into a private tropical retreat.

This seamless connection with nature extends into the landscape design, where native planting, shaded walkways and water features create a relaxed resort atmosphere throughout the development.

Three Villa Collections

The development offers three villa typologies, each responding to different lifestyles while sharing the same architectural philosophy.

The King Villa represents the pinnacle of the collection, offering a seven-bedroom beachfront residence set within a generous 60 x 80 metre plot. Spanning approximately 1,809 sqm of built-up area, the villa incorporates formal and informal living spaces, multiple entertainment areas, private wellness facilities, landscaped gardens, swimming pools, pavilions and expansive terraces overlooking the sea.

The Queen Villa offers an equally refined five-bedroom residence that balances spacious family living with intimate private retreats, while the Prince Villa provides a more compact interpretation of the same design language, maintaining the project’s emphasis on openness, natural light and seamless indoor-outdoor living.

Interior Design

The interiors continue the architectural philosophy of understated luxury.

Natural materials, warm timber finishes, textured stone surfaces and soft neutral palettes create calm living environments that remain connected to the surrounding landscape. Double-height spaces enhance the feeling of volume, while expansive glazing ensures every principal room enjoys abundant daylight and uninterrupted views.

Rather than relying on ornamentation, the interiors focus on proportion, craftsmanship and carefully curated materials to create homes that feel timeless and sophisticated.

Landscape

Landscape is fundamental to the experience. Tropical planting, shaded pathways and generous outdoor living spaces soften the architecture and strengthen the relationship between the villas and their coastal environment. Pools, gardens, pavilions and wellness spaces are carefully integrated throughout each plot, allowing residents to experience nature as part of everyday life.
