RSP is pleased to announce the completion of lyf Chinatown Singapore, a 90-room serviced residence located in the heart of Singapore’s historic Chinatown.
The project comprises a mixed development along Mosque Street, with addition and alteration works to the shophouses at 26, 28 & 30 Pagoda Street, the project brings together new development and heritage architecture within one of Singapore’s most distinctive cultural districts.
RSP was appointed as the Lead Consultant, leading the project’s design and authority submission through to completion.
A Contemporary Interpretation of the Traditional Shophouse

Drawing inspiration from the rich architectural character of Chinatown, the project reinterprets the traditional shophouse through a contemporary architectural language.
A rhythmic composition of woodgrain aluminium portals and projecting window boxes creates a distinctive three-dimensional façade, introducing depth, warmth and character while maximising natural daylight into the building.
The design responds sensitively to its historic surroundings while establishing a contemporary identity for the new development, allowing it to sit naturally within the existing streetscape.
Creating a Green Connection

At the heart of the development is a lush Green Spine that connects Mosque Street, Pagoda Street and Jamae Mosque.
Transforming the backlane into a welcoming pedestrian oasis, the space provides a greener and more vibrant connection through the site while creating opportunities for people to pause, interact and experience the neighbourhood.
This integration of landscape and architecture strengthens the relationship between the development and the surrounding streets, contributing to a more engaging and people-oriented urban environment.
Heritage Meets Contemporary Hospitality

Now operating as lyf Chinatown Singapore, the completed development offers contemporary serviced residence accommodation while remaining closely connected to the character and everyday life of Chinatown.
Located within walking distance of heritage shophouses, traditional teahouses, hawker centres, cultural landmarks and vibrant streets, the development places guests at the centre of one of Singapore’s most recognisable neighbourhoods.
By combining a contemporary architectural expression with the preservation and reinterpretation of Chinatown’s heritage character, the project demonstrates how new development can contribute positively to an established urban district.
From Groundbreaking to Completion

The project journey began with the Jamae Chulia Heritage Groundbreaking Ceremony in May 2024, marking the start of the transformation of this culturally significant site.
At the time, RSP shared its excitement at being appointed Lead Consultant for the serviced residence along Mosque Street and Pagoda Street, with the aim of revitalising the area while continuing the rich culture and history of the conservation precinct.
At the groundbreaking ceremony, RSP Executive Director Sonny Chionh shared the design alongside representatives from Warees Investments and collaborating partners FARM, Squire Mech, Northcroft and Sunray, marking an important milestone in bringing the project to life.
Today, that vision has been realised as lyf Chinatown Singapore, creating a contemporary hospitality destination that remains rooted in the heritage and character of Chinatown.
