Haikou Masterplan,
China.

Reimagining Retail as Destination

Developed as a competition proposal, this mixed-use masterplan for Haikou redefines retail through experience. Rather than a place of transaction, the masterplan reimagines retail as a social and cultural anchor; an environment where people gather for leisure, and entertainment.

Inspired by the tropical identity of Hainan, the masterplan draws from the island’s rich ecology and undulating landscapes. From mangroves and coconut groves to river systems and terraced rice fields, an urban environment is shaped where nature and city are seamlessly interwoven.

A network of shaded boulevards, green buffers and tropical avenues enhances biodiversity while creating a comfortable, walkable microclimate designed for everyday life.

A Living Mixed-Use Ecosystem

Blending tourism and commerce, the masterplan brings together duty-free retail, outdoor shopping districts, residences, hotels, offices and family-oriented entertainment into a vibrant mixed-use destination.

Public courtyards and open spaces act as social anchors, encouraging interaction, fostering connection and creating a strong sense of place.

Shaped by Culture & Climate

Cultural narratives are embedded throughout the design, drawing from traditional Chinese village patterns and the energy of street life to create a human-scaled and intuitive urban experience.

Architecturally, the masterplan is expressed through a contemporary tropical language; lightweight structures, bamboo-inspired forms and layered shading systems that respond to climate while still defining a distinctive identity.

Materiality with Purpose

Glass, aluminium and timber-effect elements are carefully balanced to combine performance with warmth, reinforcing a design approach rooted in sustainability, resilience and sensory experience.

Across every scale, the vision aspires to position Haikou as a compelling landmark for residents and visitors alike immersive, sustainable while remaining deeply connected to place.
