Fay Gardens: A Regenerative Community Rooted in Nature and Future Living
The Fay Gardens development, an integrated community within the wider Fay Hills masterplan, marks the first chapter of Abu Dhabi’s pioneering sustainable city. The development by Taraf is in partnership with Masdar City. Envisioned as a self-contained sanctuary, an interconnected tapestry of homes, parks, pathways, and communal destinations. This is a community where sustainability is embedded in every layer of the design, from the careful orientation of villas to the shaded pedestrian network, native planting strategies, and resilient infrastructure.
The Sensory Masterplan: Terra, Aria and Azura
The masterplan weaves a network of green links that extend the overall corridor from Masdar to Al Masar Park, seamlessly stitching the neighbourhood into the larger landscape framework. Gardens districts; Terra, Aria, and Azura are thoughtfully placed along these connections, offering residents immersive moments of engagement, activity, and retreat. Additional internal green pathways further integrate the community, ensuring pedestrian-friendly circulation, visual continuity, and direct access to Al Masar Park.
The masterplan unfolds as a sensory journey, shifting from vibrant social terrains to intimate pockets of stillness through these garden districts. Pathways meander between zones of activity and contemplation, offering residents an ever-changing experience of landscape.
Three garden districts; Terra, Aria, and Azura, were conceptualised as unique environments inspired by earth, wind, and water. Each district blends tactile materials, lush planting, and sculpted topography to create memorable, Instagrammable, and immersive moments
- Terra Park, grounded in the earth’s layers, acts as the communal heart, offering multifunction lawns, BBQ terraces, family picnic zones, children’s play areas, and shaded lounges.
- Aria Park, defined by movement and vitality, hosts sensory gardens, outdoor fitness stations, yoga pavilions, and mind-body platforms, encouraging an active lifestyle intertwined with nature.
- Azura Park brings a serene, almost meditative atmosphere to the neighbourhood with reflective pools, tea gardens, sound-healing corners, and quiet reading pockets form a retreat for restoration.
The masterplan also includes a community clubhouse, envisioned as the social and recreational heart of the neighbourhood. Featuring swimming pools, children’s pools, and versatile lifestyle amenities, its fully accessible green roof connects residents with landscaped terraces, seating areas, and panoramic garden views, blending leisure and nature seamlessly.
With pedestrian-friendly design, autonomous transport, and green innovation hubs, Fay Gardens serves as a global model for low-carbon, resource-efficient cities, promoting sustainability and smart urban living.
Nature Sikkas form intimate pedestrian corridors that cut between villas, enhancing walkability and offering shaded, lush shortcuts between destinations.
Mobility is intentionally human scaled:
- Boulevards form elegant arrival axes,
- Mushtaraks create neighbourhood intimacy,
- Shared pedestrian and cycling paths encourage a healthy, car-light lifestyle.
Sustainability
Fay Gardens is conceived with sustainability at its core, targeting Estidama Pearl 3 through strategies such as:
- Energy-efficient envelopes
- Shaded pedestrian realms
- Passive cooling through landscape
- Greywater reuse
- Native planting
- Reduced vehicular dependency
- Sustainable materials and construction methods
These systems are intrinsic to the identity and narrative of the masterplan
A New Paradigm of Community Living
Fay Gardens redefines what it means to live in a sustainable city. It has created a regenerative landscape where architecture, nature, and community coalesce into a unified experience.
Residents are invited into a lifestyle centred on well-being, exploration, and harmony with the environment. Through its immersive green spine, curated parks, human-scaled streets, and refined villas, the masterplan introduces a new paradigm for Masdar City that is more than residential living. It is a journey through nature, through design, and through the future of sustainable living.
